Rental Turnover Repairs: Build a Room-by-Room Make-Ready Scope

A rental turn becomes harder to manage when every trade receives a different repair list. A single room-by-room scope helps an owner or property manager set priorities, approve changes, and know when the property is ready for the next step.

Record conditions before selections

Photograph each room and create a location-based list. Separate visible damage, functional concerns, and cosmetic preferences. Include common areas, closets, doors, and exterior access. The record should describe what needs attention without diagnosing concealed causes from a photograph.

Prioritize the sequence

Known safety or moisture concerns need appropriate assessment first. Plan repairs that disturb walls or floors before finish painting and installation. Reversing that sequence can turn completed cosmetic work into protection or rework costs.

Standardize the practical details

Record approved paint colors, flooring products, hardware finishes, and reasonable substitution rules. Consistency makes future repairs easier to coordinate. It also prevents a purchase made on convenience from leaving a room with a visibly mismatched finish.

Set an approval threshold

Decide who can authorize additional work and what documentation is required. A contractor encountering damage needs a clear route to a decision, not multiple conflicting messages. Keep photos, scope additions, and the latest completion expectations together.

Define ready for handoff

The construction walkthrough should compare completed work with the agreed list and capture remaining items. Cleaning, appliance checks by the responsible parties, marketing photos, and property-management steps should each have an owner. Finishing construction and completing every leasing task are not the same milestone.
